Spray Foam Insulation Questions Woodstock Homeowners Ask Before Choosing A Contractor

Before You Choose An Insulation Contractor In Woodstock

Most people who call us about spray foam insulation in Woodstock ask the same handful of questions before they decide. They want to know whether the job will be worth it, whether the crew will look after their house, and what happens if something goes wrong. This post answers those questions plainly.

These are the commitments behind every job we do. We call back the same day, and we show up when we say we will. Every quote includes an attic inspection for mold, moisture and pests. Floors are covered, rooms are sealed off, and the house is fully cleaned up before we leave. The price is in writing, with no surprise payments before work starts. We will tell you honestly if insulation will not help, and you can walk through the finished work with us before anything is closed up.

Questions and answers

Do You Inspect My Attic For Mold, Moisture And Pests Before Insulating?

Yes. Every quote starts with someone going into the attic, not looking at it from the hatch. We check the roof sheathing for mold and water stains, look for signs of mice, squirrels and birds, and check the bathroom fans and vents to see where they actually end. A quote written without that look is a guess, and a wrong guess turns into a wrong work order on install day.

Should You Insulate An Attic That Has Mold?

Not until the cause is fixed. Mold in an attic almost always comes from warm, damp air leaking up from the house or from a fan venting into the attic instead of outside. Covering it with new insulation hides the problem without stopping it. We will tell you what we found, what needs to be cleaned or repaired first, and how attic insulation and air sealing will keep it from coming back.

How Do You Protect My Home During A Spray Foam Insulation Job?

We cover floors along the path to the work area, mask windows, doors and trim near the spraying, and seal off the room or attic from the rest of the house with plastic. Equipment and hoses stay outside the living space wherever possible. When the job is done, we remove the plastic, vacuum, and clean up, so the house looks the way it did before we arrived.

What Happens If Something Gets Damaged During The Job?

Every job we take on is fully insured. If something is damaged, tell us before the crew leaves or as soon as you notice it, and we will look at it with you and agree on the repair in writing. You should not have to chase anyone to have it put right.

When Do I Pay, And Do You Need A Deposit?

Your written estimate sets out the total price and when payment is due, before you book anything. Nobody will ask you for money on the spot before work starts. If a deposit is needed for a large job or special materials, it is stated in the estimate so you can plan for it.

Will You Tell Me If Spray Foam Insulation Won't Help My House?

Yes. Some houses will not gain much from more insulation without other work first. A 1.5-story house with sloped ceilings and knee walls is a common example, because the cold spots are often in places that cannot be reached without opening walls. If we look at your home and spray foam insulation is not the right fix, we will tell you that before you spend money.

What R-Value Should My Attic Have In Woodstock?

About R-60 is the target for most attics in Woodstock. That matches what the Ontario Building Code asks of new homes in this area, and many older Oxford County homes have far less, often R-12 to R-32. Spray foam on the attic floor or roof deck also seals the air leaks that let heat escape, which matters as much as the number. Our attic insulation page explains which method suits which attic.

Will More Spray Foam Insulation Stop Ice Dams On My Roof?

It usually helps a great deal, as long as air sealing comes with it. Ice dams form when warm air from the house heats the roof deck, snow melts, and the water freezes again at the cold eaves. Sealing the leaks into the attic, adding insulation and keeping the soffit vents clear keeps the roof cold and stops the cycle. Insulation without air sealing often leaves the ice dams in place.

Can You Insulate Existing Walls Without Removing Drywall?

Spray foam insulation has to be sprayed into open wall cavities, so it is the right choice when the drywall or plaster is already off or the siding is being replaced. For closed walls, the options are products that are injected or blown in through small holes. We will tell you which approach fits your walls. Open-wall work is covered on our wall insulation page.

Do You Remove Old Insulation Before Adding New?

Where the new spray foam needs to bond to wood or concrete, yes. Old fibreglass or cellulose left in place blocks that bond and leaves gaps. In attics that will get more loose insulation on top, old material in good condition can sometimes stay. Insulation that is wet, moldy or full of droppings always comes out. The estimate says which applies to your home.

Does Basement Spray Foam Insulation Need A Fire-Rated Coating?

In most cases, yes. The Ontario Building Code requires spray foam in a basement or any lived-in space to be covered by a thermal barrier, usually drywall, or by an approved fire-resistant coating if the foam will be left exposed. We will tell you which one your basement needs. Our basement insulation and rim joist insulation pages cover the rest of the job.

Do I Need To Be Home During A Spray Foam Insulation Install?

Someone needs to let the crew in and walk through the plan at the start, and we ask you to walk through the finished work at the end. During spraying and the re-entry time that follows, people and pets stay out of the sprayed area. For most products that is at least 24 hours, and your estimate gives the exact time.

Will Spray Foam Insulation Help Keep Mice And Pests Out?

Spray foam insulation helps by sealing the gaps around the rim joist, pipes and wiring where mice get in, and closed-cell foam gives them nothing soft to nest in. It is not a pest control product, and a determined mouse can still chew through foam. If there is an active problem, deal with the pests and seal the entry points first, then insulate.

Can I Inspect The Spray Foam Insulation Before You Close Up?

Yes, and we encourage it. Before drywall goes up or an attic hatch is closed, we walk through the finished spray foam insulation with you, show you the depth in a few spots and point out anything we did differently from the plan. It is the best time to ask questions.

Do You Install Spray Foam Insulation In Older And Century Homes?

Yes. Woodstock has many brick and frame century homes, and they need a careful approach. We check for knob-and-tube wiring, which must be replaced before insulation goes in, and we look at how the walls are built before deciding where foam goes. Old, crumbling insulation is removed first. Older homes often see the biggest change in comfort once the air leaks are sealed.
